Does an Alojamento Local need an energy certificate?
When a certificado energético is required for AL, what it costs, how long it lasts, how it interacts with advertising rules on Booking and Airbnb, and where it fits in the compliance file.
The energy certificate (certificado energético) is one of those documents owners discover late — usually at the notary, or when a council asks for the compliance file.
When it is required
The certificate is mandatory for buildings and fractions that are sold or let, and must be referenced in advertising for those transactions. For short-term tourist accommodation the requirement is driven mainly by:
- the purchase of the property (you needed one to complete);
- any long-term letting contract;
- municipal or licensing processes that ask for the building's documentation set;
- certain renovation and works processes.
Practically: if you bought the property in recent years, you already have one, and it is valid for a long period from issue — commonly ten years for residential fractions. Find it before paying for another.
What it contains
- An energy class from A+ down to F.
- The building's energy performance data.
- Improvement measures with indicative costs and payback — useful when planning insulation, glazing or heat-pump upgrades.
Why AL owners should care beyond compliance
1. Cost. Air conditioning is one of the largest variable costs of a coastal AL. The improvement list in the certificate is a free energy audit.
2. Guest comfort scores. "Too hot / too cold" is a recurring review complaint and directly affects ranking on OTAs.
3. Future rules. European energy-performance rules keep tightening for the worst-rated stock; owners of F and E class fractions should plan.
Getting one
Issued by a qualified assessor (perito qualificado) registered with ADENE, following a site visit. Cost depends on floor area and type; a typical apartment is a modest few hundred euros. The certificate number is registered nationally and can be verified online.
Keep it with the file
